•   Only begin to think about purchasing a home when you are ready to stay put for at least a few years. It is in your best interest to stay in a home for a few years, because the transaction costs of buying and selling could cost you more money in the long run.

•   Since getting approved for a mortgage has become more difficult in recent years, it is important to check your credit report for any errors. A few months before you are ready to start shopping for a home, get copies of your credit history and make an effort to correct any problems you might run into. This will prevent you from having to wait any longer to purchase your dream home.

•   Use all of the online calculators that are available to you! As a general rule, you can afford a home that is 2 and one half times your annual salary. This is only a suggestion though, and what you can really afford will be determined by your existing expenses and future plans. The online calculators that are able to determine your disposable income, finance limit, can give you great insight!

•   Buying in a district with good schools makes the difference! If you are planning a family or already have children, good schools are important to you. If you do not have school aged children, buying in the same districts will help you greatly, when you eventually sell your home. Good school districts are one of the top qualities to attract buyers.

•   Professional help and advice will get you the best price. Contacting an experienced Realtor is the best way to get started. They can often direct you to getting pre-approved, help you find the right lenders, and focus on your needs. There is no substitute for a professional Real Estate agent.

Tips for selling your home

•   Paint the interior of your home, neutral light colors. This will help brighten the home and make it more appealing to a bigger audience. Also consider painting the exterior if the paint is starting to chip or wear. Wash the exterior of your house, windows and shutters will make a difference. Curb appeal can sell a home, don’t lose out on a good first impression.

•   A clean home will sell faster! Take time to clean and organize your home, or hire someone to help you do it. Since you are planning to move, it is a good start to organize your belongings. Considering buyers, seeing the house as their potential home requires you to de-personalize. Remove pictures and personal family belongings from common areas. If they can envision the space as their own, they are more likely to make an offer!

•   Update faucets or light fixtures. If your home is older, or dated to a certain decade, updating bathroom and kitchen faucets or light fixtures will help sell your home! When potential buyers can see newer contemporary details throughout the home, it will get them more interested. Being able to list new updates will keep your house at the top of buyers’ lists.

•   Try your best to abandon your personal point of view about your home. Buyers will not place any value on what you paid for the home, how much cash you need for your next down payment or the time and effort you have spent on improvements. It may be tough to embrace this thought process, but it will save your personal stress and help you enter this business deal with a clear mind. By thinking this way, you will also be able to accept the true value of your home and list at the best price. A home that is priced appropriately will be noticed!
